Listings and kits

What's in a marketing kit, how to get better copy, and how to manage a listing from Active to Sold.

What's in a kit

Each listing's kit, written by AI from the details you enter:

  • Headline and description for the listing page
  • Instagram caption and hashtags
  • LinkedIn post
  • X thread of three posts
  • Video script, split into scenes with a voiceover for each
  • SEO title and description, used by search engines and link previews

Every piece has a copy button. You can't edit the copy inside Instora yet: copy it into your scheduler or editor and change it there, or improve your highlights and regenerate.

Pro and Team also get a PDF kit (everything in one branded document) and social graphics.

Getting better copy

The copy is only as good as your key highlights. Name the specifics: "renovated kitchen with quartz counters and a gas range", not "great kitchen". The AI only uses facts you give it; it never invents features.

To try again, click Regenerate on the listing. Regenerating uses one listing from your allowance.

Fair housing checks

Fair housing law bars ads that suggest who should, or shouldn't, live in a home. Instora helps in three ways:

  1. The AI is told the rules: describe the property, never the buyer. No "perfect for families" or "ideal for retirees", nothing about religion, race or disability, and "primary suite" rather than "master".
  2. Every kit is checked for common problem phrases, and anything found is rewritten automatically.
  3. What's left is shown on the listing page, with why and what to say instead. Your key highlights and Instagram captions are checked as you type, too.

Some notes are marked style, like "master bedroom": not unlawful, but the industry is moving away from them. It's a word check to catch the common mistakes, not legal advice, so read your copy before you publish.

Photos and video

  • Up to 10 photos, JPEG, PNG or WebP, up to 5 MB each. They're resized automatically. The first is the cover; use Set cover on any other photo to change it.
  • Only upload photos you took or have permission to use, such as from your photographer or brokerage.
  • Paste a YouTube, Vimeo or Matterport link in Video or 3D tour. It shows first in the gallery.

Editing a listing

Edit on the listing changes its details, photos and video. Editing doesn't regenerate the copy (and doesn't use a listing). If you change the price, you can email the buyers following the home: see Followers.

Listing status

StatusListing pageBuyers can
ActiveLiveEnquire, follow, book showings, sign in at open houses
SoldLive, with a Sold badgeAsk you about similar homes. Followers get a "sold" email
UnpublishedDown ("not available")Nothing. Your kit and leads stay in your dashboard

Change it with the status control on the listing. You can switch back any time.

Templates

If you list similar homes often (the same development, the same floor plans), save the form as a template and load it next time. Templates fill everything except the address.

Deleting a listing

Delete on the listing removes it, its photos and its QR code for good. Its public page stops working. To keep the history, unpublish it instead.
